Club Time Modification & Cancellation Policy

Up to 30 days prior to arrival date, you can modify your reservation for no fee.

29-15 days prior to arrival date, you can modify your reservation for a 1-night penalty.

14-3 days prior to arrival date, you can modify your reservation for a 2-nights penalty.

Within 48 hours of arrival, there is no refund.

Owner Time/Preferred Time Modification & Cancellation Policy

For summer and winter arrivals, the following applies:

You may modify or cancel your reservation within 24 hours of booking for no penalty.

Up to 31 days prior to arrival, there is a $100 USD fee.

From 30 days, right up to the arrival date, there is a $200 USD fee.

No shows will be assessed a $250 USD fee.

For holiday time arrivals, the following applies:

You may modify or cancel your reservation within 24 hours of booking for no penalty.

Up to 31 days prior to arrival, there is a $150 USD fee.

From 30 days, right up to the arrival date, there is a $250 USD fee.

No shows will be assessed a $250 USD fee.

Please note that you may cancel one reservation per year at no cost if more than 30 days in advance; this excludes Premier Members.

Reservation Options

If you modify or cancel your reservation options (meal plans, airport transfers, massages, etc.) Up to 16 days prior to arrival, you will receive a full refund.

15-8 days prior to arrival date will receive a 50% refund.

7-0 days of arrival will not receive any refund.

No Show Policy

Please note that reservations are held for 24 hours after you are scheduled to check-in. If for any reason you will be arriving late for your reservation, you must let the Resort Front Desk area know. If you do not notify the Resort, the Resort can release room as this is considered a no show.

We know that sometimes unexpected things happen. If you have a last-minute adjustment to your travel plans, please contact our Member Services team at 1-800-852-4755.

7-0 days of arrival will not receive any refund.

Daily Service Fee

This will now vary according to unit type, which is outlined in the below chart.

Studio $5.00 USD per unit per night
One Bedroom $6.00 USD per unit per night
Two Bedroom $8.00 USD per unit per night
Larger Units $10.00 USD per unit per night

The daily service fee is assessed when you check-in and you may pay this fee upon checkout.

Cancun Only Fees:

Government Environmental Fee: This applies only for members and guests staying in Cancun only. Please note that the Quintana Roo Muncipal Government charges an Environment Sanitation Fee to all resort guests in the amount of $31.12 pesos per person, per night. This fee covers beach cleaning, water treatment, waste collection, reduction of carbon emissions with LED lighting, reef conservation, coastal wetland management, reforestation, and other sustainable programs. This fee is not covered by the annual Club maintenance fees, daily service fee, all-inclusive room rates or meal plan packages.

Visitax Tourist Fee: All travelers 15 years of age or older are required to pay a Visitax tourist fee of approximately $11.00 USD (or $224 Mexican Pesos) per person when visiting Quintana Roo. Travelers can pay this fee online or at the airport in Cancun. Payment can be done through this web portal https://www.visitax.gob.mx

Los Cabos Only Fees:

Please be advised that the Los Cabos Municipal Government charges an environmental sanitation fee to all visitors to the destination in the amount of $38.00 pesos per room, per night.
